Project Overview
Hastings Commons is a pioneering social enterprise based in Hastings, East Sussex. Their mission is to bring derelict buildings — like the Observer Building — into community ownership and transform them into affordable, inclusive spaces for new technology and innovation, working, living and socialising.
Hastings Commons partnered with Lightning Fibre and Technology Box to upgrade the connectivity at the Observer Building, their flagship HQ. The objective was to implement a high-capacity, resilient broadband solution that could support the high bandwidth demands of a technology hub (OBX), the creative tech-based occupants, and community initiatives.
The Challenge
When Hastings Commons first took over the Observer Building in 2019, its 1Gbps leased line provided a solid starting point. However, as activity increases across its multiple levels — including multiple innovative projects on the OBX technology floor, offices, hot-desks, a café/bar and venue space — the bandwidth quickly became insufficient.
The demand for fast, reliable internet began to outstrip the capacity. A future-proofed solution was essential to support day-to-day operations, cutting edge technology trials and the building’s ambitious digital vision.
The Solution
Lightning Fibre delivered a 10Gbps leased line directly to the Observer Building, providing a dedicated, high-bandwidth connection with built-in resilience and a backup power supply. This solution ensured that the site could support a wide range of users and services, including:
- CCTV, access control, music, and payment systems
- Creative professionals such as filmmakers, designers, and photographers with heavy data needs
- Technology businesses requiring robust connectivity for IT services, cybersecurity, and live streaming
- OBX, the building’s Creative Technology Hub, which enables experiments in AI, 3D printing and gaming innovation, as well as hosting community tech talks and events.
The Result
Hastings Commons now benefits from enterprise-grade connectivity that supports the diverse needs of its community. The 10Gbps leased line has eliminated previous bandwidth issues, enabling seamless operations for tenants and visitors alike.
This infrastructure is critical in powering community tech initiatives, attracting creative professionals, and enabling the planned addition of capped-rent housing and a public rooftop garden. With digital resilience secured, the Observer Building is positioned as a flagship example of inclusive urban regeneration.
